Check-in: Guests may check in from 3:00 PM onwards. Requests for earlier check-ins can be accommodated based on availability.

Check-out: The Check-out is by 11:00 AM. Requests for later check-outs can be considered upon prior agreement and are subject to availability.

No Smoking: We kindly request guests to refrain from smoking inside the villa. Your cooperation in maintaining a smoke-free environment for all guests is greatly appreciated. In the event of any violation, a cleaning fee may apply. Designated areas for smoking is on the backyard/driveway – please use available ashtrays, keep the terrace door shut and under any circumstances do not throw away ash or butts outside.

Holiday Home set-up: This is a holiday home, not a hotel. As such, while you can enjoy more privacy, bigger rooms, fully equipped kitchen, some hotel-like amenities are not provided (e.g. breakfast, daily cleaning). Similarly, like in any other residential villa, occasionally a neighbor might be doing some agreed work in their villa or access to some facilities can be limited.

No Parties or Events: To ensure a tranquil atmosphere for all residents, we kindly ask that guests refrain from hosting parties or events. Your cooperation in maintaining a peaceful environment is valued. Any unforeseen circumstances will be addressed with understanding and consideration.

Pets: While we adore pets, we regret to inform you that this villa is not suitable for them. In the event of any violation, a cleaning fee may apply.

Quiet Hours: The quiet hours are from 10:00 PM to 8:00 AM. During this time, we kindly request that noise levels be kept to a minimum.

Noise Policy: We want to ensure a peaceful and enjoyable stay for all our guests. Please be mindful of noise levels, especially during quiet hours. To help maintain a tranquil environment, we have installed a noise monitoring device. It is designed to alert us if noise levels become disruptive to our neighbors or other guests. If noise levels exceed the acceptable limit, we may contact you to address the issue. Repeat violations may result in penalties, including fines or eviction from the property.

Respect for Neighbors: We kindly ask all guests to be considerate of the neighbors. Please refrain from loud music, excessive noise, or any behavior that may disturb the surrounding community.

No Additional Overnight Guests: Only registered guests are permitted to stay overnight. If you have visitors or guests who would like to stay overnight, please inform us in advance for approval. Any unregistered guests found staying overnight may be asked to leave.

Cleaning and Housekeeping: We value your assistance in maintaining a clean and tidy environment. Please ensure that trash is disposed of properly and refrain from throwing waste from the balcony. If you would like to arrange for additional cleaning during your stay, this can be accommodated for an additional fee with a minimum of 24 hours’ notice. There are certain areas in the villa locked accessible only to staff – please do not try to access these forcefully.

Lost Keys or Access Cards: In the event that you misplace your keys or access cards, please notify us immediately. We will assist you in resolving the situation promptly. If a replacement is required, a fee may apply to cover the cost of reissuing keys or access cards.

Care for Property and Amenities: We kindly request guests to treat the villa and its amenities with care and respect, just as they would in their own home.

Consumables: We made sure you have a convenient start to your trip and are very aware you might be tired after a journey. Please feel very free to use all the exposed consumables (washing liquid, softener, shampoo, shower gel, espresso capsules, tea, sugar, water, kitchen towel, toilet paper etc.) – these are complimentary. These are to help you to get around on your arrival rather than provide unlimited access. As such, please plan related shopping accordingly. Please use these in reasonable quantities.

Personal Belongings: For all your valuables, please use the provided safebox to be found in the first cabinet in the master bedroom. Please collect all your personal belongings prior to the check-out. If found, these will be stored 7 days after which will be passed to charity or otherwise disposed of.

Environmental Considerations: In the spirit of sustainability, we encourage guests to be conscious of their energy and water usage. Please turn off lights and appliances when not in use.

Guest Responsibilities for Damages: We trust our guests to treat our villa with the utmost care and respect. In the unfortunate event of any accidental damage, we kindly request that you inform us promptly. Please note that guests will be responsible for any damage caused during their stay.

Any violation of this rule will result in immediate eviction and may involve legal action. We appreciate your cooperation in maintaining a safe and welcoming environment for all.

In all honesty, it was a perfect 10/10 for me. Firstly, despite the previous reviews that honestly got us second guessing, the place was incredibly clean & tidy. Water was running fine, amenities are available, cute towels folded to look like swans (absolutely loved that!). Not to mention it's a townhouse inside a gated community with complete community amenities. The community was gorgeous and peaceful. The location is accessible, especially it's in Yas Island. Everything was meticulously laid out, and we were given proper instructions & there were even QR codes for instructions on how to use the electronics in the vicinity. In short, it was a perfect stay!

We enjoyed our stay at the Airbnb, which is located in Noya Viva, a lovely community that’s conveniently close to many tourist attractions. The location made it easy to explore the surrounding area. While the property was comfortable overall, it wasn’t quite as luxurious as described in the listing. The rug and sofa in the lounge showed noticeable wear and had several stains. The house was otherwise well equipped, and we were able to prepare meals and do laundry without any issues. We did encounter an issue with bugs in the bathroom during our stay, but the property management responded quickly and resolved the problem promptly, which we appreciated.

The villa is just as beautiful and clean as shown in the photos. Kitchenware and cleaning supplies are well equipped, with tea, coffee, and sugar provided, though no bottled water. The backyard BBQ area is a nice bonus. The community has several children’s playgrounds, which is great for families, and the location on Yas Island is very convenient. The water pressure was a bit unstable and intermittent; it was slightly inconvenient but still usable. As it was already late and we only stayed one night, I didn’t contact the host at the time. It would also be better to have a non-slip mat in the bathroom, as well as disposable slippers and basic items like toothbrushes and toothpaste. Overall, it was a pleasant stay, and the host was responsive.
